MONTHLY
- Replace air conditioning filter - Use your electric bill as a reminder
QUARTERLY
- Inspect and test smoke alarms and replace back batteries
- Check water level in commode tanks, if a problem call for plumber
- Inspect and maintain proper drainage around home. Keep standing water away from house, sidewalks and driveways.
- Inspect and caulk ceramic tile in the kitchen and bath.
- Service heating and air conditioning system (inspect pans and overflow for standing water)
- Inspect & clean roof, valleys and gutters for debris for proper water drainage
- Inspect exterior doors (finish and adjust weather stripping if needed)
- Inspect and repair exterior caulking at windows, doors and siding
- Watch for dirt, debris and grass build up around outside condensing units; fire ants will definitely cause a problem
- Keep sinks caulked to counter tops - top side
- Check P-traps under sinks for drip leaks
SEMI-ANNUALLY
- Inspect shower caulking for proper water seal (use silicone caulk)
- Inspect and lubricate hinges and lock sets and window tracks
- Inspect and lubricate garage door spring and rollers
ANNUALLY
- Inspect and repair settling cracks (drywall) All touch-up paint should be kept climatized
- Inspect and repaint exterior
AS NEEDED: Septic tablets should be checked and added as needed
BAD WEATHER REMINDERS:
(1) Remove water hoses from hose hydrants during freezing temperatures
(2) Check ceilings for discoloration due to possible rain leaks
(3) Check roof for missing shingles
PLUMBING PROBLEMS:
- SLOW DRAIN OR NO DRAIN: do not pour Drano or any cleaner/acids in commodes. They have a double water trap in which cleaners/acids could crack commode, call a plumber.
- SEPTIC TANKS: using some hand cleaners are not good for maintaining a balance of bacteria in your septic tank, bacteria breaks down the solids. It is common to have septic tanks pumped out every 4 to 6 years depending on usage.
THESE HELPFUL INSPECTIONS AND REMINDERS WILL HELP ELIMINATE PROBLEMS EARLY ON BEFORE THEY BECOME COSTLY. |
